A few words can reveal more than you intend. These tips help you answer buyers’ questions honestly while keeping personal details private and negotiations focused.
1. “We’re desperate to sell.”
Avoid sharing financial pressure or how urgently you need the money. Invite buyers to submit an offer so you can review the price and terms together.
2. “We’ll take a lot less.”
Keep your lowest acceptable price private. You can say, “We’re happy to review a written offer.”
3. “We’re divorcing” or “We can’t afford this home.”
Personal circumstances do not need to become part of a showing conversation. If accurate, “Our housing needs have changed” is enough. Share any timing requirements that affect the transaction.
4. “Everything is new.”
Use specific dates when you know them. “The water heater was installed in 2024” is clearer than calling it new. If you do not know, say so.
5. “The warranty covers that.”
Check the paperwork before promising coverage. Confirm the expiration date, what is covered, and whether the warranty transfers to a new owner.
6. “This is perfect for your family.”
Let buyers decide how the home fits their needs. Describe features instead: “There are three bedrooms and a separate office.”
7. “You’ll fit right in with the neighbors.”
Avoid assumptions about buyers or comments about neighbors’ ages, religions, or family situations. Share factual information about nearby parks, services, and amenities.
8. “It’s always quiet” or “We’ve never had any problems.”
Avoid broad promises. Answer specific questions accurately and explain what you know. Never minimize or hide a known property issue.
9. “We’ve had lots of showings and no offers.”
There is no need to volunteer showing history or repeat negative feedback. If asked, answer truthfully. Never invent offers or interested buyers.
10. “I’m pretty sure that’s our property line.”
Avoid guessing about boundaries, permits, repairs, or other important details. Say, “I’ll check the records and get back to you.”
Suggestions for a Smooth Showing
Be Friendly Without Oversharing
Welcome buyers, give them time to look, and stay available for questions. You do not need to fill every silence.
Protecting your privacy never means hiding defects or withholding required disclosures. When you are unsure how to answer a question, seek professional guidance.
Give Buyers Room to Talk While Staying Together
Buyers may hold back comments about what they like or dislike when the owner is nearby. Stay with visitors throughout the showing for safety and to help protect your belongings. Give them room to look without hovering, explaining every feature, or responding to every comment.
A Simple Way to Welcome Buyers
“Thank you for coming. We’ll stay together during the tour. Please take your time looking around, and let me know if you have questions.”
Invite buyers or their agent to share feedback after the showing, when they’ve had time to talk privately.
